01 — Built for holiday lets
A busy Keswick let can turn round 45 times a season. Here's what we do differently so the bathroom still looks and works like new at the end of it.
Guests leave the screen open and flood the floor. We seal the whole room underneath with the Schlüter-KERDI waterproof membrane, not just the shower area, so water on the floor can never reach the ceiling below.
A linear drain that clears more water than the shower can deliver, set where the floor slopes towards it, so the room drains even when a towel is half over it.
Stain-proof epoxy grout and large-format R11 non-slip porcelain: fewer joints to scrub, no black lines by August, and safe underfoot when wet.
Thermostatic valves capped at a safe maximum, so a guest unfamiliar with the shower can't turn it dangerously hot.
Wall-hung WC and vanity so the floor mops clean in one pass, and labelled isolation valves so a changeover team can shut off a dripping tap.
Warranty certificates, the cylinder's safety record and photos of the finished room, ready for your insurer, your letting agency or your own listing.
02 — Hot water for every guest
Breakfast time in a guest house is the real test. A high-recovery Megaflo cylinder runs straight off the mains and reheats quickly from your boiler, so the last guest down gets as good a shower as the first.

Mains pressure varies across Keswick and the valleys, and some Borrowdale homes are on private supplies. Mark tests pressure and flow at your stopcock first; if the main can't support a big cylinder, he'll say so and suggest the right alternative. Every cylinder needs a £95 safety service once a year, which we can book into a changeover morning.
03 — Fitted between bookings
Send us your booking calendar and we'll plan the job into the gap, with the dates in writing before you block them out.
We start the morning the last guests leave. Old suite, tiles and boards out, rubble taken away the same day.
New pipework pressure-tested, waterproof boards up, the waterproof layer sealed and flooded for 24 hours before tiling.
Non-slip porcelain, epoxy grout, then the WC, vanity, glass and brassware.
Final pressure test, a full clean so your changeover team only has to make beds, and photos for your listing.
En-suite refreshes (4–5 working days) fit inside one Monday-to-Friday week. Full wetrooms (8–10 working days) need two weeks, so we book them into a quiet November-to-March gap. Cylinder swaps take one changeover day, with hot water back the same evening.

Leaks, burst pipes and cylinders with no hot water. The £95 leak diagnosis is the same price every day. Ring after 8pm and Mark calls you back from 8am.

05 — Lakeland slate cottages
Old slate cottages in Borrowdale, Braithwaite and Portinscale weren't built with bathrooms in mind. Bathrooms were squeezed in later, often under the eaves, with floors that slope and walls that are anything but straight.
Uneven timber floors are overlaid with structural ply so large porcelain tiles sit flat and don't crack when someone steps heavily out of the shower.
Wall-hung toilets on slim frames, walk-in showers and recessed niches make a small eaves bathroom feel far bigger.
